Initial situation: Tradition meets responsibility
The STINAG Stuttgart Invest AG is a company steeped in tradition with over 150 years of history. Originally founded in 1872 as Stuttgarter Hofbräu AG, the company evolved over time into a pure real estate holding company. Since 2012, STINAG has focused entirely on building, developing, and optimizing a broadly diversified real estate portfolio.
This portfolio reflects the diversity of the real estate industry: commercial buildings, office buildings, hotels, senior and care facilities, and modern micro-apartments form the core of the portfolio. The geographical focus is on the southern German region. In addition to pure portfolio management, the company also focuses on project developments and targeted portfolio acquisitions to secure and further expand the portfolio in the long term.
Sustainability has always been a central theme for STINAG, although for a long time it was more in the form of isolated measures. For example, a large proportion of the properties were connected to the district heating network at an early stage, and all lamps were converted to energy-efficient LED technology switched. However, with the growing social and political focus on sustainability and Corporate Social Responsibility (CSR), the requirements also increased: legal requirements became more complex, business partners placed higher expectations on transparency, and internal processes had to be professionalized and strategically aligned.
The biggest challenge was to manage these diverse requirements in addition to the ongoing day-to-day business to cope with. It became clear that individual measures are no longer sufficient – a strategic, structured approach was required.
The path to CSR Tools
Against this background, STINAG AG decided to cooperate with CSR Tools in 2024. The decisive factor was above all that the solutions offered are precisely tailored to the specific needs of the company and address exactly where support is needed will. In addition, there was the pragmatic approach: Instead of theoretical concepts, the focus from the beginning was on practical tools that can be directly integrated into everyday work.
The ratio of performance and price was also convincing, as the solutions offered a noticeable added value and at the same time remained economically attractive remained. Last but not least, the local proximity in the Stuttgart area played a role. The personal exchange and good accessibility of the CSR Tools team were perceived by STINAG as another important plus.
Since then, various products from the CSR Tools portfolio have been used:
- Materiality Assessment Template & Workshop – for a well-founded introduction to the structured processing of sustainability topics.
- Materiality Master Software – as a central tool for conducting the Double Materiality Assessment.
- Data Points Mapping Tool – for the efficient collection and assignment of relevant sustainability data.
- VSME Data Point List – for a standardized overview of important key figures.
- VSME Sustainability Reporting Template – as a practical foundation for structured CSR reporting.
- Scope 3 workshop – as a kick-off for determining Scope 3 emissions in accordance with the GHG Protocol.
In everyday life, STINAG uses these products primarily for analyses and reporting. They form the basis for preparing complex data in an understandable way, structuring internal processes, and improving communication with stakeholders.
Impact: More efficiency and structure in sustainability work
The use of CSR Tools quickly led to noticeable improvements. Particularly highlighted were:
- Significant time savings in the collection and analysis of data.
- Better structuring of internal processes through clear templates and work aids.
- Targeted support for specific questions relating to CSRD / ESRS and sustainability topics.
A striking example is the implementation of the Double Materiality Assessment using the Materiality Masters. Thanks to the structured data collection, STINAG was able to make this Not only make the process efficient, but also significantly improve the quality of the content. Particularly valuable here was the professional support from CSR Tools, for example during the review by Alexander Spahn, who specifically advised STINAG and thus gave additional security in the process. The people in charge, Manuel Hauser (Portfolio Management / ESG) and Holger Schmid (Risk Management), are convinced.
Looking ahead: Sustainability as an ongoing task
STINAG AG sees sustainability not as a completed project, but as an ongoing process, which must be constantly developed. Both the legal requirements and the expectations of society are continuously increasing, and reporting is becoming increasingly complex. At the same time, the strategic benefits of consistent sustainability work are becoming more and more apparent.
Therefore, the company would also like to continue to rely on the support of CSR Tools both with existing products and with possible new offers and consulting services. The personal, customer-oriented exchange in combination with practical tools forms the basis for a long-term partnership.
